Proposed zone charges for Arrowtown

  • There are nine separate land holdings affected by the request.

  • The total land area is approximately 30 hectares, of which 17 hectares is to be used for residential purposes, 12 hectares for open space and roading, and 1 hectare as a small commercial/ community village core.

  • This zoning provides for up to 215 houses to be developed, in a series of distinct neighbourhoods.

  • This zone represents a long term vision that will be developed in a number of stages over many years.

  • The zoning promotes a comprehensive design that draws on the key townscape elements of Arrowtown.

  • The zone is defined by the natural boundaries of the Arrowtown Golf Course

  • This is a specific zone that defines the eventual capacity of Arrowtown.

  • There are a variety of section sizes that provide a range of housing options.

  • Based on current growth projections Arrowtown will reach capacity by 2016, much earlier than the Council predicts. The Arrowtown South proposal extends that capacity date through until 2021.

  • The zone will integrate with Arrowtown's infrastructure. Existing levels of services will not be impacted upon. There is capacity within the existing infrastructure so that the rezoning of this land can be accommodated. The only necessary upgrade will be to the Bendemeer pumping station.

  • The zone protects the key landscape attributes; which include the McDonnell Escarpment that runs almost the length of the zone, and the creek that meanders through the site. These open space areas will be carefully administered through a single management plan.

  • The network of open spaces and walkways through the land connect with and extend the existing network of trails.

  • The zone provides for the only road connection between Centennial Avenue and McDonnell Road.

  • Development within the zone will be carefully planned and managed, with design guidelines developed for each neighbourhood.
